All About Newport Beach

Newport Shores in Newport Beach is a great beach community of approximately 440 homes located on the west side of Newport Beach.  In Newport Shores, there are both single family homes and there are condos, and duplexes as well.

The community of Newport Shores has a community pool, clubhouse, tennis court, sand volley ball court and basketball court for the residents of Newport Shores in Newport Beach. Currently, there are 5 active listings in Newport Shores in Newport Beach, and there is one other active listing which is not in the MLS at 233 Canal Street being offered at $1,400,000. 

In December, 2011, there were no sales, and only one back up property. All of the active properties are standard or equity sales, and the back up property is also a standard sale.

Market absorption is still considered a buyers market in Newport Shores in Newport Beach.

The following graph represents the number of units sold by year since 2002 with the average median price by year. In 2011, in Newport Shores, a total of 14 homes were sold.  That is up from 2010 by four. Of the 14 homes sold in Newport Shores, six were distressed sales. That is up by two from 2010 where there were four distressed sales of a total of 10 sold.

y close to 2004 pricing.

Based upon market trends, and the fact that there is such limited inventory for sale in Newport Shores, I believe that the market will remain a seller's market. The Holiday season is upon us, and for the Newport Shores residents bring in the Holiday Season with  the Newport Shores Annual Home Tour.  The price of the ticket helps to raise funds for gifts for the military troops stationed in Iraq.

The Newport Shores Annual Home Tour is going to be held on this Sunday, December 4th from 2pm to 5pm which is this weekend. Invite your friends and family and tour the beautifully decorated Newport Shores homes and bring in the holiday season.

I have hosted my home a few years ago with the Newport Shores Annual Home Tour and it is a great opportunity to  meet with your friend and neighbors, raise funds, and bring in holiday cheer!

Ticket prices are as follows: Prior to the event and up to December 1st will cost $15.

Tickets are also available the day of the event for $20 per person.

Newport Shores is located on the west side of Newport Beach walking distance to the water. It is interesting to research the market to determine where we are with our home prices, and number of units sold.

In 2002, average home price sold in Newport Shores was at $605,295. You can see the trend below with regards to home prices. Currently, based upon the sales, in Newport Shores - it is at 2003 pricing. There are some areas of the country such as Las Vegas, NV which are sub 2002 pricing, and we are fortunate not to have dropped down that low.

The graphic makes it easy to see the trends. The requirements for obtaining a loan in 2004 and 2005 were more relaxed, and as a result home prices surged. In 2006, the average home price was $1,119,544 which was the highest over the past nine years. Notice how the prices started declining in 2007, and interestingly enough, only two units sold.

Additionally, look at the Newport Shores numbers of sold units from 2002 to 2011. In 2002, 22 units were sold, and now that has declined to a little more than half. In 2011, if no other homes close escrow, then 13 homes will have sold which is an improvement from last month by +3.

I also did the research on the number of sold units in ALL of Newport Beach. And once again, the trend can be clearly seen. In 2002 in Newport Beach, 1159 units were sold, compared to 2011 thus far where 641 units have sold. Very similar when comparing the area of Newport Shores to the city of Newport Beach.

Yesterday was such a cold and rainy day here in Newport Beach. All day it rained, and by California standards it was cold! But this morning it was so still and calm, I had to share this photo because the water does not look like it is moving at all. And a perfect reflection of the homes and trees on the Newport Shores canal.

This photo was taken in Newport Shores in Newport Beach, and this is the Canal that many homes are located on in Newport Beach. Over the years, I have seen the residents enjoy kayaking in the Canal, and now I see stand up paddle boarding as the activity of choice. Because it was a cold storm, the local mountains did get a dusting of snow, and you can see that in the distance.

The lease will expire in 2019 so the buyer only bought the property for a limited time, and in my opinion is reflective of the very low price on it of $127,500.

The Newport Shores absorption rate based upon recent sales is approximately 3 months to sell the exising Newport Shores inventory.

Nearly 3000 motorcycles rumbled through Orange County today in remembrance of 9.11.01.  This incredible ride started at Cooks Corner in Trabuco Canyon, wind their way through Laguna Hills, and eventually turned north on Coast Highway and went through Newport Beach.

This incredible ride ends in Long Beach, and is a commemorative event. It was especially heartfelt today, being the 10 year anniversary of that incredible day which changed America forever.

People line the streets, and cheer them on as they go past. So many had American flags and were so appreciative of the support.

Many of us in Newport Shores lined the streets on Coast Highway with our own American flags and cameras in hand to take lots of photos of this event. The motorcycle rider below did a wheelie for the spectators!

So many were cheering and supporting the motorcycle riders as they passed. And everyone loved the patriotism with their American Flags!
