Of the 42 sold homes in the past one year, there were seven distressed sales - six were short sales, and one was a bank owned or REO property. In general, Balboa Island is showing a stable to a seller's market with the absorption rate.

In my opinion, the stable market will continue and we may see a positive trend towards a seller's market with the declining inventory and the increase in sales.

Currently, there are 22 active listings, 2 are in back up, (one of the properties in back up is a short sale), 3 are pending and three was one sale in the month of November, 2011. The sales have dropped from prior months of approximately four sales per month.

Because there was only one sale last month, the absorption rate increased from approximately five months which is a stable market to a buyers market with 11 months of inventory. In my opinion, this may be cyclical because of the holiday season. When compared to last November, 2010 - sales are down -1, as there were two sales in November, of 2010.

The Balboa Island Home Walking tour is coming up on this weekend on December 11, 2011. This is a one of the favorite Newport Beach holiday activities. There will be eight decorated beach cottages and bayfront homes on Balboa Island in Newport Beach. With regards to the sales for the past 12 months on Balboa Island -  seven were short sales, and there was one REO.

Balboa Island currently only has one home listed under a million dollars and it is a short sale, and it is the only short sale that is for sale currently. In my opinion, the number of short sales and REO sales in this area will be low in comparison to standard sales. Balboa Island has always been highly sought after area. In my opinion, it is a great time to buy and enjoy the lifestyle on Balboa Island in Newport Beach.

The Balboa Island Ferry is a ferry which transports autos, pedestrians and bicycles to and from Balboa Island to the Balboa Peninsula. The Balboa Island Ferry has been in existence since 1919.

It is a short trip - literally taking just a few minutes but it is scenic just the same. Enjoy viewing the beautiful yachts in Newport Harbor as well as the stunning homes with line Balboa Island and the Balboa Peninsula.

Often times you will see sea life as well, such as seals. Also, view the Balboa Pavilion as well as the fun zone on the Balboa Peninsula in Newport Beach.

The Balboa Island Ferry drivers are very skilled navigating through the boat traffic especially during the busy summer months and the prevailing wind as well.

The hours of operation for the Balboa Island Ferry is as follows:

Regular Hours
Sunday through Thursday: 6:30 a.m. – 12:00 a.m.
Friday and Saturday: 6:30 a.m. – 2:00 a.m.

Summer Hours:
Daily: 6:00 a.m. – 2:00 a.m.

In my opinion, the trend is from a buyers market to a stable market at this time. One year ago, the absorption rate was almost 8 months, and for the month of August it is now a 5.4 months making it a stable market.

The list price per square foot of the active properties listed for sale on Balboa Island in Newport Beach is $1068. The sold price per square foot for the month of August, 2011 is $981.82. Prices on Balboa Island in Newport Beach are holding their own, selling at a very close price per square foot as what they are listed at. The sale price versus list price is 93%, and the sale price versus original list price is 88%.
