Newport Beach Home Sales Market Update | January, 2012

This has been an incredible January with home sales improving in the Newport Beach real estate market.  Homes are definitely selling, and we are seeing multiple offers on homes. Buyers are showing confidence with this recent surge of activity. This is fantastic for our Newport Beach home sellers.

In January, 2012, there were a total of 82 homes which went into back up status, 30 changed to pending, and there were 50 sales.

Of the Newport Beach homes referenced above, 39 were distressed (indicating either a short sale, foreclosure, or NOD), 18 were pending, and 15 closed escrow. With respect to the January, 2012 sales in Newport Beach,  30% of the closed listings in Newport Beach were distressed sales.

Newport Beach Short Sale Market Update | December, 2011

The Newport Beach real estate market has both foreclosures, and short sales for sale . The definition of a short sale is when a bank or lien holder lender agrees to accept a discounted payoff on a loan balance as a result of  either economic or a financial hardship on the part of the mortgagor.

There are more short sales for sale in the Newport Beach area than foreclosures. In November, there is one active REO listing in Newport Beach.  That is down from November, when there five listings. The short sale market in the Newport Beach area has many consideration. There are both back up and pending status, and some of these short sales may not get approved by the lenders. If that is the case, then the property may go back to the bank.

The bank also wants fair market value for the property and will go great lengths in order to obtain information. A bank may request more than one BPO (broker price opinion) and obtain independent appraisals.

In Newport Beach, there are currently 47 active listings, 33 in back up, 14 pending, and there have been two sales during the month of the December, 2011.

Newport Beach Short Sale market update

The absorption rate is for one month is generally not a trend, as it shows a fairly high absorption rate.

In general, the inventory of short sales is up from prior month, and for the year there were 124 short sales sold in comparison to 2010 when 100. In my opinion, the absorption rate will remain a stable to a buyer's market. Buyers in general perceive short sales as the best "deals" out there. However, as I stated above, banks want fair market value for the property.

Newport Beach REO/Bank Owned Market Update - December, 2011

Newport Beach REO home buyers usually face the challenge of competing with multiple offers on the properties. Also, Newport Beach REO home buyers are competing with cash buyers as well.

Newport Beach currently has an inventory of REO or bank owned homes. Currently, there is one active listings, four in back up, four pending, and there have been six sales Newport Beach bank owned sales in December, 2011.

Back Up is the same since November, 2011
Pending is the same since November, 2011
Solds are up +2 since November, 2011

There has been a total of 55 REO sales in Newport Beach in 2011, compared to 61 REO sales in 2010.

Newport Beach REO Absorption rate

There is a low absorption rate  of the REO property as you can see on the graph. These properties move quickly as buyer’s perceive them as the best deal. Keep in mind when buying an REO property – they are purchased “as is”.  Also, remember that the bank will want fair market value and go to great lengths to obtain that value, including obtaining several BPO (broker price opinions) and appraisals.

In my opinion, the absorption rate will remain low, as the inventory of the REO properties is so low.

Lido Island Market Update, December, 2011

Lido Island Homes for Sale in Newport Beach | Market Report December 2011

 

Lido Island in Newport Beach is a beautiful community of homes in Newport Beach which is actually an island. There is a bridge going to Lido Island, or Lido Isle as it is also referred to as. Lido Island has bay front homes and many of these homes have slips available for their yachts.

 

Lido Island has community tennis courts for the exclusive use of the Lido Island residents, and also has the Lido Island Yacht Club, and there is sailing for the children during the summer months.

Currently, there are 21 active listings on Lido Island in Newport Beach, three in back up (one is a short sale), and there were two sales during the month of December. The only distressed property listed on Lido Island in Newport Beach is the short sale which is in back up status.

Lido Island market report

There were 29 sales during 2011 in Lido Island in Newport Beach. Of all the sales in 2011, only two were distressed sales, and one was a short sale and the other was an REO or bank owned property.

 

Lido Island absorption rate

There is an approximate absorption rate of 7 months which indicates a stable market. The listings have declined in the past month which may be a result of the end of the holiday season also. In my opinion, the market will trend towards a sellers market with a declining inventory.

Granville is a guard gated golf course community in Newport Beach right on the Newport Beach Country Club golf course.  The Newport Beach Country Club is a private country club, and has a beautiful golf course. The community of Granville is located right along the golf course, and there are both upper and lower units. The upper units features sweeping golf course views, and do have partial ocean view as well. Utilizing Electronic Signatures in Real Estate Transactions

When you are in the process of interviewing and selecting Newport Beach Real Estate agents, an important consideration is if that agent utilizes electronic signatures on the real estate contracts and documents. As part of my practice as a Newport Beach Realtor, I utilize electronic signatures for all my Real Estate transactions, and I utilize a program called Docusign. I have been utilizing this program for several years now. Initially it was ideal for out of state clients, however now I utilize it with all my clients and they all appreciate the sophistication and ease it affords them.signature for docusign

Docusign is an amazing program which allows my clients to sign their documents and  contracts without ever having to print out a document, sign it, scan it, or fax it to return it. This improves the quality of the documents as well as they are not constantly being faxed over and over again reducing the quality of the document.

With the use of Docusign, a document can be signed electronically. Some of my clients have even signed right from their smart phone of iPad.

Once a document is signed by all parties, it is returned to the originator where it can be saved as a PDF and sent,

With the use of Docusign, it eliminates the following:

  1. Printing (saves paper)
  2. Signing (with ink)
  3. Scanning or Faxing

And it is a green program, saving paper in the process because it is all done electronically. So my clients prefer that, and they really like the convenience of utilizing this program.

You may want to ask the Newport Beach Real estate agents you are interviewing if they utilize Docusign or some other method of electronic signature. With Real Estate transactions, time is of the essence, and it is imperative to get documents signed and back to the other party in a timely manner. Docusign helps facilitate this.

Real Estate in general is evolving with technology, and it is important to have a Newport Beach Real Estate agent who is utilizing all the tools that will assist you with the purchase or sale of your home. And it benefits you - as the buyer or seller to select an agent who utilizes Docusign.

Big Canyon In Newport Beach, CA Market Update December, 2011

Big Canyon in Newport Beach has several different builder tracts. Whether you are considering a custom Newport Beach golf course home or a Newport Beach condo, Big Canyon is a highly sought after area.

Back Up is the same as November, 2011
Pending is down from last month -1 from November, 2011
Sold is up from last month +3 from November, 2011

In the past one year, of the 35 sales, there were nine distressed sales. They were all short sales with the exception of one which was an REO sale.

In my opinion, the trend will continue with regards to the stable market and trending towards the sellers market.

Balboa Island in Newport Beach - Market Update - December, 2011

Balboa Island in Newport Beach is a man made set of three islands in Newport Beach and they include the main island, the little island and Collins Island. Collins Island in Newport Beach is a gated community and has only 8 homes located on it. The homes on Collins Island have incredible views of Newport Harbor. Balboa Island is a highly sought after area of Newport Beach.

Are you looking to visit Balboa Island in Newport Beach, then you can take the Balboa Island Ferry which makes a very short passage from the Balboa Peninsula in Newport Beach. It is about a 3 or 4 minute trip, but well worth it. The ferry transports three autos, bicycles, and pedestrians. The beauty if living on Balboa Island is enjoying the bay life style and a quick trip over to the Balboa Peninsula takes you to the sandy beaches and waves.

In my opinion, the stable market will continue and we may see a positive trend towards a seller's market with the declining inventory and the increase in sales.
