Choosing Your Realtor®

There are many considerations when selecting a Realtor® after you have decided to sell your Newport Beach home.

1. :Experience: Select several agents that you would like to interview, and I would recommend interviewing more than one. Ask them about their years of experience in the business, are they a full time Realtor®? Also ask them about their number of transactions. This is important information as you do want an experienced agent with a tract record to sell your property. Also, be sure to verify the Real Estate license on the BRE website, where you can see how long someone has been licensed, where their license is at, and if there is any disciplinary action.

2. Importance of Communication: Establish right in the beginning the communication style. Ask about how the agent communicates and convey your expectations. Do you prefer text messages, voice mail, email? This is important, and do you prefer to speak to the agent and not the assistant? Establish this right up front. Communication should be at a minimum of once a week. 

3. Internet and Print Marketing: Marketing presence should be asked about. There is such a high percentage of home searches which begin on line and you want to be sure that your property is right up there so it has the most internet exposure. What sites does your agent post or advertise on, really there should be many more than one or two. There are many, many options to help provide exposure for the property. Print media is also important and discuss expectations. Is there going to be a four page glossy brochure, or a one page brochure. Are they photos professional? Discuss these items up front to avoid disappointment.

4. Price Your Home to Sell: Discuss pricing with your agent, and review comparable sales and take into account any features that may add value to your property. You want to be sure to price it in a competitive range. I present the comparables and ask the home owner to set the price.

5. References and Testimonials: Ask for them, you are interviewing someone. Would you let a lease applicant move into your house without verifying references, this may be one of the biggest transactions in your life. Check them out so you can make an informed decision.

6. Local Expert: Hire a local expert, someone who knows the community, area events, schools and benefits of community.
