Lido Island in Newport Beach is a community of homes in Newport Beach which is actually an island. There is a bridge going to Lido Island, or Lido Isle as it is also referred to as. Lido Island has bay front homes and many of these homes have slips available for their yachts.

The bayfront homes located on Lido Isle in Newport Beach have incredible views of Newport Harbor. Many of these homes do have slips, however there are some that do not.

Currently, there are  25 active listings on Lido Island in Newport Beach, 7 in back up status (two property in back up are short sales), and 1 pending sales. There were no sales the month of March, 2012. 

The average sales price for the past one year on Lido Island in Newport Beach is $2,317,870 with a price per square foot of $719.74.

Lido Island in Newport Beach is a beautiful community of homes in Newport Beach which is actually an island. There is a bridge going to Lido Island, or Lido Isle as it is also referred to as. Lido Island has bay front homes and many of these homes have slips available for their yachts.

The bayfront homes located on Lido Isle in Newport Beach have incredible views of Newport Harbor. Many of these homes do have slips, however there are some that do not.

Currently, there are  28 active listings on Lido Island in Newport Beach, 3 in back up status (one property in back up is a short sale), and no pending sales. There were 3 sales the month of February, 2012. The only distressed property on Lido Island in Newport Beach is the one in back up status.

The average sales price for the month of February, 2012 was $1,378,000 and price per square foot is $653,09.  There were no sales in Janaury, 2012. The average sales price of a home in December, 2011 was $1,195,000 with a price per square foot of $969.31.

The average sales price for the past one year on Lido Island in Newport Beach is $2,317,870 with a price per square foot of $879.65.

Balboa Peninsula Point is located at the end of the Balboa Peninsula in Newport Beach. Balboa Peninsula Point in Newport Beach is a highly sought after community. This area of Newport Beach truly represents the beach lifestyle. Balboa Peninsula Point encompasses the homes from A Street to the end of the Balboa Peninsula. There are bay view homes, interior homes,  and ocean front homes as well in this area. The homes that are ocean front are right on the beach, and there is no boardwalk in front of these homes.

Balboa Peninsula Point has a community association and it  is voluntary to be a member. The name of the association is the Balboa Peninsula Point Association. The association hosts a few events per year including the Fourth of July parades, Easter egg hunt, and Tuesday evening meet ups on the bay side of the beach.

Balboa Peninsula Point in Newport Beach currently has 28 active listings, and there were 5 sales from October, 1, 2011 until January 31, 2012. None of the properties sold during this time period were short sales or distressed sales.  There was one sale in January, 2012 and it was a standard sale.

The absorption rate in Balboa Peninsula Point remains high with roughly over one year of inventory.

Newport Beach REO Market Update for August, 2011

Newport Beach REO home buyers usually face the challenge of competing with multiple offers on the properties. Newport Beach REO home buyers are competing with cash buyers as well. Newport Beach has an inventory of 15 bank owned homes or REO. There are 15 active listings in all of Newport Beach, there are three in back up, and there are five pending sales in Newport Beach. There were no Newport Beach REO sales during the month of August, 2011. That number is down from the same period last year - August 1, 2010 to August 30, 2010 - there were two Newport Beach bank owned sales.
