Balboa Peninsula in Newport Beach Market Update- December, 2011

Balboa Peninsula  is a beautiful area in Newport Beach with bay front as well as ocean front homes. There are both Newport Beach condos for sale, and  Newport Beach single family homes as well. The Balboa Peninsula in Newport Beach is a great place a highly sought after area to reside in Newport Beach.  The residents on the Balboa Peninsula live in this area for the lifestyle, as it is very easy to either walk to your destination, or to ride your bike to your Peninsula location. There is a brand new Pavillion’s grocery store at 32nd Street, in Newport Beach, Chipotle, and some boutique shops at 32nd Street. It is a positive trend to see the listings down from November, however this can be cyclical due to the holiday season. The absorption rate remains high on Balboa Peninsula in Newport Beach, where one month is generally not a trend, however the rate to absorb the inventory at the rate the homes are selling is 22 months over the past one year.

Linda Isle is a beautiful guard gated community located in Newport Beach. There is a guard gate, and a bridge to get onto the island. Linda Isle is shaped like a horse shoe and all the homes are designed to be bay front. Linda Isle in Newport Beach is a yacht's man dream location with bay front homes and incredible bay front views.

The architecture on Linda Isle in Newport Beach is varied, and the bay front homes are incredible.

Currently, there are 11 active listings on Linda Isle in Newport Beach, and there was one sale in November, 2011. All of the active listings are standard sales, with the exception which is owned by a relocation company.

Lido Island Market Update, November, 2011

Lido Island in Newport Beach is a beautiful community of homes in Newport Beach which is actually an island. There is a bridge going to Lido Island, or Lido Isle as it is also referred to as. Lido Island has bay front homes and many of these homes have slips available for their yachts. There are also spectacular interior homes which are located on the stradas. Lido Island in Newport Beach is a highly sought after community.

Lido Island has community tennis courts for the exclusive use of the residents, and also has the Lido Island Yacht Club, and there is sailing for the children during the summer months.

Currently, there are 24 active listings on Lido Island in Newport Beach, one in back up (this is a short sale), and there were three sales during the month of November.

The only distressed property listed on Lido Island in Newport Beach is the short sale which is in back up status.

Sold property is the same as October, 2011.

The Castaways in Newport Beach Market Update - November, 2011

The Castaways homes in Newport Beach have Cape Cod Style design and architecture. Many of these Newport Beach homes for sale do have three car garages.  The school district for the residents of the Castaways is Newport Mesa Unified School disrict, and the specific schools are: Mariners Elementary School (which is a highly sought after school), Ensign Middle School and Newport Harbor High School. Both Ensign Middle School and Newport Harbor High School are very close proximity to the Castaways in Newport Beach.

The Castaways has two active listings and there were two sales in November. One of the sales in November in the Castaways in Newport Beach was a short sale, the other was a standard sale.

Sales are up from October, 2010, as there was one sale in October, 2010. There is a low absorption rate, however the one short sale was on the market for 292 days. The Castaways in Newport Beach is a highly sought after community. In my opinion, the absorption rate will remain at the present rate because there is limited inventory which comes on the market.

Newport Shores Market Report - November, 2011

Newport Shores in Newport Beach is a great beach community of approximately 440 homes located on the west side of Newport Beach.  In Newport Shores, there are both single family homes and there are condos, and duplexes as well.

The community of Newport Shores has a community pool, clubhouse, tennis court, sand volley ball court and basketball court for the residents of Newport Shores in Newport Beach.

Currently, there are 5 active listings in Newport Shores in Newport Beach, and there is one other active listing which is not in the MLS at 233 Canal Street being offered at $1,400,000. In November, there were two sales. Sales are up since November, 2010 where there was one sale.

Sales are up +1 since October, 2011

In my opinion, the listings are down because of the holiday season, and sellers do not want to sell their home during the holiday season.

Newport Beach REO Market Update - October, 2011

Newport Beach REO home buyers usually face the challenge of competing with multiple offers on the properties. Also, Newport Beach REO home buyers are competing with cash buyers as well. Newport Beach currently has an inventory of REO or bank owned homes. Currently, there are four active listings, one in back up, nine pending, and there have been five sales Newport Beach bank owned sales in October, 2011.

Newport REO Market Update

In general the number of Newport Beach REO properties sold has increased when comparing the number of sales for the year from September to October, 2011. The increase of sales by year is up by 11 properties and in my opinion the trend will most likely continue because of the number of active listings which are short sales is 45.

Trovare in Newport Coast was built during the time period from from 1994 to 1996. Some of the homes have ocean views, and city lights view.  Trovare has a pool, spa, and fireplace for  gatherings with friends and family. There are private tennis courts for the use of the residents of Trovare.
