Balboa Island in Newport Beach is actually a set of three islands in Newport Beach and they include the main island, the little island and Collins Island. Collins Island in Newport Beach is a gated community and has only 8 homes located on it, and these homes on Collins Island have incredible views of Newport Harbor. Balboa Island is a highly sought after area of Newport Beach. Balboa Island is a unique area of Newport Beach with close proximity to Fashion Island in Newport Beach, and take the ferry across to the Balboa Peninsula to visit the beach, and the Wedge.

Newport Beach REO/Bank Owned Market Update - March, 2012

Searching for a Newport Beach bank owned property?

Newport Beach REO home buyers usually face the challenge of competing with multiple offers on the properties. Also, Newport Beach REO home buyers are competing with cash buyers as well.

Newport Beach currently has an inventory of REO or bank owned homes. Currently there are five active listings, two back up, five in pending status, and two sales for the month of March, 2012.

There is a low absorption rate  of the REO property  of approximately one month. The one month trend shows 2.5 months but one month generally does not establish a trend. These properties move quickly as buyer’s perceive them as the best deal. Keep in mind when buying an REO property – they are purchased “as is”.  Keep in mind banks will want fair market value and go to great lengths to obtain that value, including obtaining several BPO (broker price opinions) and appraisals.

Westcliff in Newport Beach is located in the Upper Newport Bay area.  Westcliff has been a highly sought after area in Newport Beach to reside. There are many residents who choose to live in this area because of the close proximity to Mariner's Elementary School. Westcliff is in an ideal location and is within walking distance to the Castaways biking trail, the Back Bay area, Newport Acquatic center (NAC), Mariners Park coveted Mariners Elementary School, and the Newport Beach public library. Also located within very close proximity to 17th Street for shopping and dining, Westcliff is a beautiful area.

There are several different tracts in the Westcliff area in Newport Beach.

Newport Beach Home Sales Market Update | January, 2012

This has been an incredible January with home sales improving in the Newport Beach real estate market.  Homes are definitely selling, and we are seeing multiple offers on homes. Buyers are showing confidence with this recent surge of activity. This is fantastic for our Newport Beach home sellers.

In January, 2012, there were a total of 82 homes which went into back up status, 30 changed to pending, and there were 50 sales.

Of the Newport Beach homes referenced above, 39 were distressed (indicating either a short sale, foreclosure, or NOD), 18 were pending, and 15 closed escrow. With respect to the January, 2012 sales in Newport Beach,  30% of the closed listings in Newport Beach were distressed sales.

Balboa Peninsula in Newport Beach Market Update- October, 2011


Balboa Peninsula in Newport Beach  is a beautiful area with bay front as well as ocean front homes. There are both Newport Beach condos for sale, and  Newport Beach single family homes as well. The Balboa Peninsula in Newport Beach is a great place a highly sought after area to reside in Newport Beach.  People live in this area for the lifestyle, as it is very easy to either walk to your destination, or to ride your bike. There is shopping and dining on the Balboa Peninsula in Newport Beach.

There is a brand new Pavillion's grocery store at 32nd Street, in Newport Beach, and several fantastic restaurants including El Ranchito, and Ho Sum Bistro just to name a few. Lido Island Market Update, October, 2011

Lido Island in Newport Beach is a beautiful community of homes in Newport Beach which is actually an island. There is a bridge going to Lido Island, or Lido Isle as it is also referred to as. Lido Island has bay front homes and many of these homes have slips available for their yachts. There are also spectacular interior homes which are located on the stradas. Many of these interior homes have Newport Harbor views as well. Lido Island also has tennis courts for the exclusive use of the residents.

Lido Island in Newport Beach currently has 26 active listings, three in back up status, one in pending and three sales in the month of October. 2011. Only one property is a short sale and it is in back up status, all the other properties. I do not believe that there will be a huge increase in distressed property sales including REO and short sales based upon past trends in the past few months. Buyers are taking advantage of the softened market, and the interest rates.

The Castaways in Newport Beach Market Update - September, 2011

The Castaways in Newport Beach is a guard gated community.  These Newport Beach homes were originally built in 1997 and 1998 by Taylor Woodrow.

Many of these Newport Beach homes for sale do have three car garages.  The school district for the residents of the Castaways is Newport Mesa Unified School disrict, and the specific schools are: Mariners Elementary School (which is a highly sought after school), Ensign Middle School and Newport Harbor High School. Both Ensign Middle School and Newport Harbor High School are very close proximity to the Castaways in Newport Beach.
