The Castaways is a gated community located in Newport Beach and it is a guard gated community. The Castaways is bordered by Dover Drive in Newport Beach. It is a beautiful community and the homes are impeccably maintained. 

The Castaways has approximately 119 homes, and they were originally built in 1997 and 1998 by Taylor Woodrow. The homes in the Castaways that are located on the front row have panoramic views of the back bay, Newport Harbor and the ocean. The Castaways is a highly desirable and sought after community.

The Castaways has Cape Cod Style architecture. Many of the homes do have three car garages. It is a very charming community. The children who reside in the Castaways attend Mariners Elementary School (which is a Blue Ribbon School), Ensign Middle School and Newport Harbor High School. Both Ensign and Newport Harbor are very close proximity to the Castaways.

Newport Shores is a beach close community located at the west side of Newport Beach. Newport Shores in Newport Beach is located across the street from Coast Highway and Orange Street in Newport Beach. Newport Shores has approximately 440 homes both single family and there are duplexes as well. Newport Shores is surrounded by a Canal which is fed by the ocean, and there are homes that are located on the Canal. The residents do enjoy the canal with kayaking, stand up paddle board, and paddling.

 

Newport Shores has a community clubhouse, a heated pool with a lifeguard during the summer months, a tennis court (and there are occasional tennis tournaments for the residents of Newport Shores), a sand volley ball court and there are two parks for the children to enjoy the outdoors.

Presently, there are seven active listings on the market in Newport Shores. The properties range in price from $899,000 to $1,349,000.

Cameo Shores is located in Corona del Mar, and is a highly sought after community. With the terraced homes, and sweeping ocean views, Cameo Shores in Corona del Mar is a beautiful community. Cameo Shores is located on the ocean side of Coast Highway and has approximately 170 home sites. There are height restrictions in Cameo Shores and Cameo Highlands so that the home owner's can maintain their ocean views.

There are three private beaches for the exclusive use of the Cameo Shores residents. The beaches have beautiful rock formations, and during the summer months, the residents get together on the beach after work to celebrate summer.

Newport Shores has become more affordable with the decline in home values, and now it is possible to obtain a single family residence in Newport Shores at a very reasonable price.

Currently, there are 10 active listings on the market ranging in price from $739,000 to $1,349,000.  Three of these properties are short sales. And there are four in back up/pending status which range in price from $650,000 to $1,350,000.  One of these pending properties is an REO and the other at 3 Canal Circle is a short sale.  There have been three sales since March 1, 2010 ranging in price from $650,000 to $775,000.

Granville is a Newport Beach Guard Gated community located on the Newport Beach Country Club. The Newport Beach Country Club is a private country club, and has a beautiful golf course. The location of Granville in Newport Beach is located right off the Newport Center Drive, and is walking distance to Fashion Island, and the Balboa Island Tennis Club.

The homes on the golf course side are attached and there are some single family residences as well. The homes on the golf course have a beautiful view of the Newport Beach Country Club.

Currently, there are six active listings in Granville in Newport Beach. These properties range in price from $1,385,000 to $2,195,000.  The property priced at $1,385,000 has two bedrooms.

There has been one sale in Granville in May, 2010 and it sold for $1,538,500 according to tax records.

Trovare in Newport Coast – Market Update

December 1, 2009 to March 22, 2010

Trovare is a gated community and is located in Newport Coast off Vista Ridge. There are approximately 168 condos and there are six different floor plans. The square footage for the floor plans range in size from 1094 square feet to 1742 square feet. There are only two floor plans which offer three bedrooms, and the other floor plans have two bedrooms. These condos in Trovare were built between 1994 and 1996. Some of the properties have ocean views, and some have city light views. There are tennis courts, heated pool and fireplace to enjoy the California climate in Newport Coast. Trovare is located close to upscale shopping, dining and close proximity to the beach.

There are four active listings in Trovare, there is one in back up status and two have sold since December 1, 2009.
