Newport Beach Short Sale Market Update | December, 2011

The Newport Beach real estate market has both foreclosures, and short sales for sale . The definition of a short sale is when a bank or lien holder lender agrees to accept a discounted payoff on a loan balance as a result of  either economic or a financial hardship on the part of the mortgagor.

There are more short sales for sale in the Newport Beach area than foreclosures. In November, there is one active REO listing in Newport Beach.  That is down from November, when there five listings. The short sale market in the Newport Beach area has many consideration. There are both back up and pending status, and some of these short sales may not get approved by the lenders. If that is the case, then the property may go back to the bank.

The bank also wants fair market value for the property and will go great lengths in order to obtain information. A bank may request more than one BPO (broker price opinion) and obtain independent appraisals.

In Newport Beach, there are currently 47 active listings, 33 in back up, 14 pending, and there have been two sales during the month of the December, 2011.

Newport Beach Short Sale market update

The absorption rate is for one month is generally not a trend, as it shows a fairly high absorption rate.

In general, the inventory of short sales is up from prior month, and for the year there were 124 short sales sold in comparison to 2010 when 100. In my opinion, the absorption rate will remain a stable to a buyer's market. Buyers in general perceive short sales as the best "deals" out there. However, as I stated above, banks want fair market value for the property.

Lido Island Market Update, December, 2011

Lido Island Homes for Sale in Newport Beach | Market Report December 2011

 

Lido Island in Newport Beach is a beautiful community of homes in Newport Beach which is actually an island. There is a bridge going to Lido Island, or Lido Isle as it is also referred to as. Lido Island has bay front homes and many of these homes have slips available for their yachts.

 

Lido Island has community tennis courts for the exclusive use of the Lido Island residents, and also has the Lido Island Yacht Club, and there is sailing for the children during the summer months.

Currently, there are 21 active listings on Lido Island in Newport Beach, three in back up (one is a short sale), and there were two sales during the month of December. The only distressed property listed on Lido Island in Newport Beach is the short sale which is in back up status.

Lido Island market report

There were 29 sales during 2011 in Lido Island in Newport Beach. Of all the sales in 2011, only two were distressed sales, and one was a short sale and the other was an REO or bank owned property.

There is an approximate absorption rate of 7 months which indicates a stable market. The listings have declined in the past month which may be a result of the end of the holiday season also. In my opinion, the market will trend towards a sellers market with a declining inventory.

Granville in Newport Beach | Market Update for 2011

Granville is a guard gated golf course community in Newport Beach right on the Newport Beach Country Club golf course.  The Newport Beach Country Club is a private country club, and has a beautiful golf course. The community of Granville is located right along the golf course, and there are both upper and lower units. The upper units features sweeping golf course views, and do have partial ocean view as well. The lower units actually open onto the golf course. Granville in Newport Beach is a community of approximately 67 homes.

Granville in Newport Beach is also walking distance to tennis courts in Newport Beach as well. Granville is also walking distance to upscale dining at Fashion Island in Newport Beach.

I believe the low inventory and sales will continue because that area has so few homes.

Newport Shores in Newport Beach, Market Update - December, 2011

Newport Shores in Newport Beach is a great beach community of approximately 440 homes located on the west side of Newport Beach.  In Newport Shores, there are both single family homes and there are condos, and duplexes as well.

The community of Newport Shores has a community pool, clubhouse, tennis court, sand volley ball court and basketball court for the residents of Newport Shores in Newport Beach. Currently, there are 5 active listings in Newport Shores in Newport Beachand there is one other active listing which is not in the MLS at 233 Canal Street being offered at $1,400,000

In December, 2011, there were no sales, and only one back up property. All of the active properties are standard or equity sales, and the back up property is also a standard sale.

Market absorption is still considered a buyers market in Newport Shores in Newport Beach.

The following graph represents the number of units sold by year since 2002 with the average median price by year. In 2011, in Newport Shores, a total of 14 homes were sold.  That is up from 2010 by four. Of the 14 homes sold in Newport Shores, six were distressed sales. That is up by two from 2010 where there were four distressed sales of a total of 10 sold.

Based upon market trends, and the fact that there is such limited inventory for sale in Newport Shores, I believe that the market will remain a seller's market. Cameo Shores in Corona del Mar is a beautiful community of homes located in Corona del Mar. Cameo Shores in Corona del Mar is located on the ocean side of Coast Highway, and there are approximately 170 homes sites in this location.  This Corona del Mar  neighborhood was designed to be terraced so that all the homes maintain their spectacular ocean views (with the exception of the uppermost street which does not have ocean views). And also for the home owners in Cameo Highlands in Corona del Mar to have ocean views as well.

Because there was only one sale last month, the absorption rate increased from approximately five months which is a stable market to a buyers market with 11 months of inventory. In my opinion, this may be cyclical because of the holiday season. When compared to last November, 2010 - sales are down -1, as there were two sales in November, of 2010.

Balboa Peninsula in Newport Beach - Market Update

Balboa Peninsula in Newport Beach  is a beautiful area with bay front as well as ocean front homes. There are both Newport Beach condos for sale, and  Newport Beach single family homes as well. The Balboa Peninsula in Newport Beach is a great place a highly sought after area to reside in Newport Beach.  People live in this area for the lifestyle, as it is very easy to either walk to your destination, or to ride your bike. There is shopping and dining on the Balboa Peninsula in Newport Beach.

Since July 1, 2011 there have been 15 sales on the Balboa Peninsula in Newport Beach.

The market absorption on the Balboa Peninsula is currently at 11.7 months.

There are similar priced condos and single family homes. Even though there are less condos for sale, they still compete with the similar size single family homes. Additionally, all these properties are standard sales.

This tuscan style community in Newport Coast was built by Taylor Woodrow Homes in 1996.  Altezza in Newport Coast is a gated community and has approximately 110 condos.
